Home Inspections
A Whole House Inspection is the
ideal inspection for PRE-PURCHASE, PRE-LISTING, OR POST WARRANTY
situations. It includes Structural, Exterior, Roofing, Plumbing,
Electrical, Heating, A/C, Interiors, Insulation & Ventilation, and
Built-In Appliances. On most homes, it takes two to three hours to
complete.
Healthy Home Inspections
Nothing is
more important than the air we breathe or water we drink; every
buyer needs a home inspection and every buyer
wants
clean air and clean water. The Healthy Home Inspection is a
package of professional services designed to provide the best home
inspection with critical indoor air quality and drinking
water quality information, at the lowest price.
Commercial Inspections
An inspection that is tailored
to each facility. This is not a modified residential inspection.
Instead, we have the knowledge, training, and experience in
commercial properties to help you become
an informed buyer. The report is custom developed for the
individual property.
Re-Inspection of Repairs
During a previous inspection, certain
items may have been noted for repair. Once repairs have been made,
an assessment is needed. We look at the quality of materials and
workmanship considering industry practices. The acceptability of
repairs is identified with appropriate remarks as required.
Inspection Repair Estimates
An inspection tells you
what needs repair; but how much will those repairs cost? For a fee,
we provide Cost Estimates for the repairable
items listed on the Summary Section of your Home Inspection Report.
New Construction Inspection
An inspection of
residential or commercial property currently under construction.
Typically performed when the foundation is complete and again when
framing is complete (before insulation & drywall). We focus on
quality of workmanship and quality of materials. When construction
is complete (including landscaping), we recommend you schedule our
Whole House or Commercial Inspection.
New Construction Progress
Inspection An
inspection/report regarding the progress of a new construction
project. Our unbiased report enables you to determine the
appropriate amount of money to payout for a construction draw
interval.
Well & Septic Tank
Inspections - An inspection of well and
septic components that are accessible and visible from the surface
of the ground. Separation distances between well and septic
components are based upon the apparent location of septic
components. Well and plumbing disinfection, water quality testing,
and septic tank pump-outs are not part of this inspection but are
recommended.
Radon Mitigation System
Inspection
This is an inspection
of an existing mitigation system, either passive or active. This
service includes a Radon Test which gives further insight into the
systems effectiveness regarding its ability to remove Radon Gas.
It also reveals the need for system repair or upgrades in the case
of a passive system. On most homes, it takes one to two hours on
site; plus three days for sampling; plus four days for laboratory
analysis.
Indoor Air Quality
Inspection
This inspection
considers the most common causes of poor indoor air quality. The
investigation begins with an
interview of the occupant and continues with an examination of the
home. Air/swab samples (as appropriate) are collected inside and
outside the home for laboratory analysis. A Radon Test is also
performed. On most homes, it takes two to three hours on site; plus
four days for laboratory analysis.
Mold Inspection
A visual investigation with two major
objectives; identify locations of suspected mold or areas conducive
to mold growth and the sources of moisture intrusion. Air/swab
samples (as appropriate) are collected inside and outside the home
for analysis. On most homes, it takes two to three hours on site;
plus four days for laboratory analysis.

Roofing Consultation
This is an investigation of
the roof support system, ventilation, flashings, roof boots, and
coverings (i.e., shingles, etc). This investigation identifies
items that need repair. Typically, it takes one hour to complete.
Foundation Consultation - An examination
of accessible foundation areas for indications of failure. This may
include determining approximate locations to install additional
support piers for wall lifting or stabilization. Typically, this
takes one hour to complete. A consultation follows the inspection
regarding repair options.

Expert Witness Services
We inspect and document
building deficiencies involved in litigation or arbitration. Our
support continues through the discovery deposition process and
courtroom or arbitration appearance for testimony. Call for
details.

Mold Services
From initial
sampling to Clearance Testing, we collect samples and obtain the
laboratory analysis. In addition, we can remove the mold and mold
damaged materials (Remediation).
If needed, we can also provide construction services to restore the
remediated area (Reconstruction Services).
Water Quality Testing
Water samples are collected and a
Chain of Custody form completed. Both are submitted to a testing
laboratory (Pro-Lab) for analysis and documentation.
The Pro-Lab Chemical, Bacteria, and
Lead in Water Test, is designed to detect the following contaminants
in drinking water:
1. Bacteria *
2. Nitrate
3. Nitrite
4. Total Nitrate/Nitrite
5. pH
6. Iron
7. Turbidity
8. Lead
* (E. Coli and Total Coliform)
This water test normally meets
requirements for Conventional, VA, or FHA financing.
Water Well and Plumbing
Disinfection
The water well
and plumbing pipes contaminated with bacteria such as coliform are
disinfected and re-tested to ensure safe drinking water.
